Tract is on the corner of East-West Parkway and Hobson Road, across Hobson from County Park/Parking lot, adjacent to pedestrian walkway. 3.032 Acre tract is just outside the City of Anderson. The current county zoning is single-family residential. Anderson City zoning officials have indicated that if annexed, they would recommend multi-family for this tract. Seller will agree to a "subject to zoning" contingency. This is a "one-of-a-kind" offering! Photos show both parcels for 4.7 acres and will sell for $350,000. One parcel of 3.3 acres can sell for $300,000. Zoning: The future plan calls for this parcel in particular to be zoned single-family (attached and detached). So, your small-scale multifamily development would fall in line as a single-family attached option. Specifically, we could see a townhome concept here which sounds in line with what your buyer has envisioned for the site. It’s important to note that multi-family apartment complexes would not be in line with this zoning.
